Luxury homes near light rail

I realize that "luxury" homes, lofts, condos and high rise units mean different things to different people. For this post, I chose the $750,000 price range to begin my search of some really cool homes near light rail.  Today, I looked at a search and found 59 homes priced at $750,000 and above available in this "city within cities" that we call the light rail corridor. The highest concentration is near Hayden Ferry in Tempe with several in Phoenix along Central Avenue ranging from gorgeous single family homes to luxurious high rise living.

Here is a partial breakdown of the data:

Active listings priced at or above $750k - 59

Avg, list price $1,173,036 (low, $759.9k - high $3.3 million)

Approximate square foot range: 2,609 sq ft. (low 791 high 5,537)

Average list price per approximate square foot: 504.14(low 188.68 high 1,078.38)

Cumulative days on market: Average 273 days (low 13 day high 924 days)

Twittering In Missoula Montana - What Is That Anyway?

One of the great things about a BarCamp is the connections you make and the people you meet. That's one of the many reasons I am so excited to be helping with the BarCamp in Phoenix on April 23rd. Much more on that to come in the very near future! ( make sure you mark your calendar! )

My recent trip to Seattle for their BarCamp is no exception as it was where I met my new friends, Kevin and Monica Ray from Access Realty. I enjoyed this post from them for a few reasons.

1, They made it sound like I am a lot smarter than I really am.

2. It was well put together.

3. It was about Twitter which is a tool that I believe can be used very well in our business.

Even though we aren't in Montana, I hope you enjoy the following post written by Kevin and Monica. There is some great information that can be used in any market. Make sure and stop by their blog and to follow them on Twitter.

I read somewhere that with Twitter, people either love it or they don't get it. There are a few brave souls in Missoula on Twitter but we haven't reached the numbers you see in other areas yet.

I didn't "get" Twitter at first but realized I was hooked last week when I sent my husband the following email on our anniversary to get him to check his Twitter account:

I tweeted at you from the Tweetdeck and blipped you some songs :)

So what is Twitter and Why do you Care?

Simply put, Twitter is a Social Networking and a Microblogging tool. It allows you to send status updates - similar to Facebook, and read others status updates - called "Tweets". Tweets can be up to 140 characters and are more "real time" than what you find on Facebook or other Social Networking sites.

According to Wikipedia, "In November 2008, Jeremiah Owyang of Forrester Research estimated that Twitter had 4-5 million users.[2] A February 2009 Compete.com blog entry ranks Twitter as the third largest social network (behind Facebook and MySpace), and puts the number of users at roughly 6 million and the number of monthly visitors at 55 million.[3]"

The site Twitter is not overly impressive but they have written the software in a way that others can develop applications to use with Twitter. This is where it gets interesting as there are hundreds, and possibly thousands of application you can use for Twitter - including Tweetdeck, Twitterberry (for Blackberry), Tweetie (for iphones), Twitterific, and Tweetbeep.

A few of my favorites include -

  • Tweetdeck (use on your desk top to better organize Twitter)
  • Twellowhood (find out who is using Twitter in your area)

It's also helpful to be able to search Twitter at www.search.twitter.com.

Seattle Twestival - Stacy Harmon, Mike Simonsen, Andy Kaufman, Nick BastianTwitter is a great tool to stay in touch with friends, family, business partners, and is also a tool to network with potential clients and others in your industry. It's also a great way to organize Tweet Ups (meetups in Twitterease) and fundraisers. A fundraiser we attended in Seattle was Twestival that raised $3787 for Charity Water.

You can follow events or topics if a hash tag # is set up such as #twestival for Twestival and #Rebcsea for RE Bar Camp Seattle.

Twitter is a powerful business tool once you understand it - just ask @Raillife's Nick Bastian, a brilliant marketer who is able to use Twitter to update the community about its new LightRail system, and sell real estate.

Oh, and once last thing, I blipped my husband two songs for our anniversary using Blip.fm where you can be your own DJ and send your Blips across Twitter, but that's another post.

"Nichefy" your market? Watch out REBarCamp in Seattle

Niche marketing isn't exactly new to the real estate business but it can be a very fun and effective way to "build a community" within a region, market or area of expertise. I feel very fortunate to be heading to Seattle this week to attend "REBarCamp" (has nothing to do with alcohol) at the Zillow headquarters. There, I will learn a lot more about social networking, blogging and more ways to promote my business. One of the many reasons I am heading to Seattle is because of my friend, Rich Jacobson. You see, Rich has agreed to join me in a session at this "un-conference" to talk about "niche marketing." To be honest, I am really looking forward to it, partly because I think it will be a lot of fun and partly because I have a LOT of respect for Rich and for many of the people that will be attending the conference.

The timing is interesting as just yesterday my friend Mike Price from Diverse Solutions called and asked me to do a "podcast" with him about a niche market that I have been working on. Mike took some time to talk to me about the work I have been doing with RailLife.com and put together this very nice blog post titled "Nichefy Your IDX - Running The Rails With Nick Bastian" One of the many things we talked about in the podcast is how we have used the Diverse Solution product on the Rail Life Real Estate pages to show people what types of housing is available near many of the light rail stations. Their product has been really great to work with and I am looking forward to adding a lot more options in the near future, I can't thank their design and support staff enough...

The term "nichefy" might be a Mike Price original but it sure was fun to talk to him and it was a great "warm up" to what I hope to share with my friends in Seattle. If I'm lucky, all will go well and I won't trip over too many of my words. Rich has promised to do all of the heavy lifting as his experience as one of the "Active Rain All Stars" certainly qualifies him for much more than I. 

The niche I will be talking about has to do with homes located near the new, 20 mile stretch of light rail line in Arizona which travels from Phoenix to Tempe and into Mesa. 10 Steps for Attracting Twitterers You Want to Connect With

If you want to learn Twitter and social media, Domus Consulting is a great place to do it!

For the most part, real estate professionals don't know exactly how to network within social media applications like Twitter and Facebook. They join and end up saying "What I am doing here?" The answer: "Meet your community".

Twitter makes it easy to meet people you want to meet:

  1. FIND YOUR LOCAL COMMUNITY TWITTERERS - Go to Twitterlocal.net and follow Twitterers in your area. Follow those who are influential in your community: business leaders, councilmen, chambers of commerce, employees of big companies in your area.
  2. ACKNOWLEDGE - If you follow somebody on Twitter you would like to develop a relationship with, retweet their good tweets and/or add commentary to them. They will notice.
  3. COMMUNICATE - Once your retweets get their attention, start participating in their conversations.
  4. SHARE INTIMACY - Be on the lookout for matching interests. Sharing arcane references puts you in a special “club”. I like to share the secret that I know jazz and salsa music, and basketball to those who can appreciate it.
  5. MAKE BUSINESS CONTACT - Once you develop a Twitter rapport, make a simple proposition that is not real estate related. Tweet with a request for 5 minutes over the phone for introductions. The proposition is best an idea that you’d like feedback on, or a question that your new contact can answer… not a blunt “Are you looking for a house?"
  6. PREPARE RELATIONSHIP - When you ask for the 5 minutes, also send/tweet a link to your LinkedIn profile to the contact to show you mean business. LinkedIn works like a resume, and your contact may intuit the reason for your show of interest.
  7. DON’T BE PUSHY - Do not create obligations at the beginning of a relationship (a standard social rule) - no asking for retweets, follows, money for causes, or introductions to others. Let your contacts offer them.
  8. BUILD BY ADDING VALUE - Continue offering streams of ideas and links to appropriate, interesting articles to your new contacts. Build the relationship!
  9. STAY SOCIAL - The nice thing about Twitter is that interactions only take minutes, phone calls and emails take more thought and time.
  10. REALLY MEET! - Be sure to meet face-to-face when a conference, Tweet-Up or other neighborhood opportunity exists.

Homes near Light Rail - Under $90k!

 

I believe many people like to think of "luxury" lofts, condos and high rise units when they first begin talking about homes near our light rail line. While we do have some really cool luxury homes near light rail, it is also good to point out that there are currently hundreds of much more affordable homes near the line. In fact, just this morning I did a search and found 175 homes priced up to or less than $90,000 available in this "city within cities" that we call the light rail corridor. Yes, $90,000.00!

Active listings priced at or below $90k - 175

Avg, list price $67,291 (low, 25k - high $90k)

Approximate square foot range: 1,012 sq ft. (low 407 high 2,184)

Average list price per approximate square foot: 73.02 (low 26.04 high 161.74)

Cumulative days on market: Average 129 days (low 1 day high 793 days)
